Sir, I have a flat in Paras Seasons Sector 168 Noida. I got possession of the flat in 2015 after registry. I want to sell the flat but the builder is asking to pay 200/- sft as NOC charge.
Sir NOC is just a document which builder issues on checking that there is no outstanding CAM or electricity charge so. The maximum he can charge for this document is for administrative charges of appx. few thousand rupees.
But in this case he is demanding Rs 2 lacs for a 985 sft flat. This is a very unfair demand specially in the current market scenario.

What you said is correct. But what’s the builder explanation for 200/- sft charges.?? Did you ask them??
Also its not transparent and I am just having a look around. Got 2 relevant articles(probably you must have been through)
1) This says cannot charge
https://www[.]commonfloor[.]com/guide/builders-cannot-charge-transfer-fees-22983.html
2) Although not legal but till society formation builders are charging
https://www[.]indianrealestateforum[.]com/forum/city-forums/pune-real-estate/17367-how-much-should-a-builder-charge-for-noc
Actual problem is the buyer also has no option in case he wants to take loan and buy, NOC is necessarily required :(.
